How Much Does Timber Flooring Cost in Perth? (2026 Price Guide)

Quick answer: In 2026, installed timber flooring in Perth typically costs about $94–$210 per m² for engineered timber and $125–$295 per m² for solid hardwood. Hybrid runs about $58–$125 per m². Removing old flooring, levelling the slab, skirting and stairs are usually extra and can add 20–40% to the job.

Most flooring websites won't give you a number. They'll say "every job is different" and ask for your phone number. Every job is different. But you should still know the ballpark before anyone walks through your door, so here it is.

These are the ranges we see across Perth in 2026. They match the published figures from What's the Damage's Perth flooring cost table and Timbex's Perth pricing page. Your quote from Nulook Timber Flooring may land higher or lower depending on the product and your subfloor. We'll explain why below.

Timber Flooring Cost Per Square Metre in Perth (Supply and Install)

Flooring type Low Typical High
Hybrid / SPC $58 $84 $125
Laminate $42 $68 $105
Engineered timber $94 $145 $210
Solid hardwood $125 $190 $295
Floor tiles (for comparison) $84 $135 $210

A few things push a job toward the top of each range: premium species like select-grade Blackbutt or wide-board European oak, herringbone or chevron patterns (more cutting, more waste), and small or awkward rooms where the fixed costs don't spread as far.

What Drives the Price of Engineered Timber?

Engineered timber has the widest spread, because "engineered" covers everything from a 2 mm veneer on a budget core to a 6 mm Australian hardwood wear layer on premium ply.

Things to compare between quotes:

  • Wear layer thickness. 3–6 mm is what you want for a floor that can be sanded again later. Thinner layers cost less but may only allow one light sand.
  • Species. Australian hardwoods like Blackbutt and Spotted Gum sit at about $200–$212 per m² supplied and installed on Timbex's list. European oak is similar, and designer oak ranges go higher.
  • Board width and length. Wide, long boards look great and cost more.
  • Installation method. Glue-down to a concrete slab costs a little more in adhesive than floating, but it feels and sounds much better.

If you're still deciding between product types, our engineered vs hybrid flooring guide compares them side by side.

Solid Timber: Is It Worth the Extra?

Solid hardwood costs more because there's more timber in every board. A 19 mm solid board can be sanded many times over 50+ years, so if you're in your forever home, the cost per year of use is low.

Pre-finished solid boards come coated from the factory. That saves the three or four days of on-site sanding and coating that raw boards need, and you can walk on the floor straight away. For more on species and grades, see our Blackbutt timber flooring guide or the solid timber flooring page.

Hybrid and Laminate: The Budget Options

If the budget is tight, hybrid is where most Perth homeowners land. At a typical $84 per m² installed, it's a little over half the price of a mid-range engineered floor. You also save on time: the boards click together and float, so there's no glue to cure.

Laminate is cheaper again, but we see fewer people choosing it now. It has a fibreboard core that swells if it gets wet, which rules it out for kitchens and laundries. Hybrid costs a little more and handles water far better, so for most homes the extra is money well spent.

Just keep in mind that neither can be sanded. When the wear layer wears through, those boards get replaced. That's fine for a rental or a 10-year plan. For a forever home, compare the cost over 25 years, not just on day one.

Cost by Room: Rough Guides

People often ask what "just the living room" or "just the bedrooms" will cost. These are rough flooring-only figures for engineered timber at the typical $145 per m², before removal, levelling and skirting:

Area Approx. size Engineered timber (typical)
Single bedroom 12 m² around $1,740
Master bedroom with walk-in robe 20 m² around $2,900
Living room 25 m² around $3,625
Open-plan kitchen, dining and living 60 m² around $8,700
Whole single-storey home (living and bedrooms) 110 m² around $15,950

Small rooms often cost more per m² than big ones. There's the same travel, setup and trim work whether we lay 12 m² or 60 m², and there are more cuts around doorways and robes. Doing several rooms together almost always brings the rate down.

The Extras Most Quotes Don't Show Up Front

This is where Perth homeowners get surprised. The flooring price per m² is often only 60–80% of the final bill.

Extra Typical Perth price
Remove carpet or floating floor $10–$15 per m²
Remove glued vinyl, tiles or glued timber $35–$75 per m²
Subfloor levelling and prep $32–$94 per m² (where needed)
Concrete grinding Around $150 per hour
Skirting (supply and install) $10–$32 per linear metre
Enclosed stair treads and risers Around $280 per step
Timber floor sanding and polishing $32–$74 per m²

Removing old tiles is the big one

Lifting carpet is quick. Lifting tiles is not. Tiles glued to a slab have to be broken up, bagged and carted away, and then the leftover adhesive has to be ground off before anything new goes down. On a 60 m² area, that alone can be $2,100–$4,500.

Levelling decides how the floor feels

Concrete slabs are rarely flat. Timber and hybrid floors need a flat base, and most manufacturers want no more than about 3 mm of variation over a 3 m straight edge. Where the slab is out, we grind the high spots and pour self-levelling compound into the low ones. Skipping this is why some floors sound hollow or have boards that rock underfoot.

Our guide to timber flooring over concrete explains the prep in more detail.

Stairs are priced per step

Stairs are slow work. Each tread and riser is measured, cut, fitted and finished by hand, with a nosing that matches the floor. That's why they're priced by the step, not the square metre. See our timber staircases work for examples.

A Worked Example: 65 m² Open-Plan Living Area

Here's a realistic Perth job: a 65 m² open-plan kitchen, dining and living area in a 1990s double-brick home. The existing floor is ceramic tiles on a slab.

Item Low High
Remove tiles and adhesive (65 m²) $2,275 $4,875
Grind and level (half the area) $1,040 $3,055
Engineered timber supplied and laid (65 m²) $6,110 $13,650
Skirting (45 lm) $450 $1,440
Estimated total $9,875 $23,020

That's a wide range, and it's honest. The biggest swings come from the product you choose and how much levelling the slab needs once the tiles are off. Nobody can tell you that second number until they've seen the slab. That's why we do the measure first.

Swap engineered timber for a mid-range hybrid in the same room and the flooring line drops to about $3,770–$8,125. The removal and levelling costs stay the same.

If the same home had carpet instead of tiles, the removal line would fall to around $650–$975. That's why two quotes for the same size room can be thousands of dollars apart: it depends on what's coming up off the floor.

Why Timber Flooring Quotes in Perth Vary So Much

Get three quotes and you might see a $6,000 spread. Here's usually why:

  • One quote includes prep and another doesn't. A low quote that says "subject to site conditions" often grows once the tiles come up.
  • Different products hide behind the same name. "Engineered oak" can mean a 1.2 mm veneer or a 6 mm wear layer. Ask for the brand and specification.
  • Waste allowance. Straight lay needs about 5–10% extra boards. Herringbone needs more. A quote that ignores waste will come back with a variation.
  • Moisture testing. Some installers don't test the slab. If it's damp, the floor can fail in the first year, and the cost of that failure is far bigger than a test.

We think a quote should be easy to compare. Ours is a fixed written quote that lists materials, preparation and labour separately, so you can see exactly where the money goes. You can read more about how we work.

What a Good Flooring Quote Should Include

Before you sign anything, check the quote lists:

  • The exact product: brand, range, species, board size and wear layer thickness
  • Square metres to be laid, plus the waste allowance
  • Removal and disposal of the old floor
  • Slab preparation: grinding, levelling and moisture testing
  • Adhesive or underlay type
  • Skirting, scotia, trims and door transitions
  • Stairs, priced per step
  • Whether GST is included
  • Start date, how long the job will take, and the warranty on workmanship

If any of those are missing, ask. A good installer won't mind. The ATFA's consumer site, Floor Choices, is also worth a look before you compare quotes, because it explains the grades and terms that turn up on them.

Commercial, Builder and Insurance Jobs

Pricing for offices, shops and new builds works a little differently. Larger areas bring the per-m² rate down, but commercial jobs often need out-of-hours work, heavier-duty coatings or products rated for commercial traffic. Builders usually want a price per stage and a firm timeline. Insurance repairs need detailed scope and matching to existing floors where possible.

We do all three. If you're quoting a commercial fit-out, our commercial timber flooring page explains how we price and schedule it.

How to Keep Costs Down Without Cutting Corners

  • Do the whole area at once. Fixed costs like setup, grinding equipment and delivery spread across more square metres.
  • Choose feature grade. Natural gum veins and colour variation cost less than select grade, and plenty of people like the look more.
  • Remove carpet yourself if you're handy. It's the one strip-out job that's easy to DIY. Leave tiles to the professionals.
  • Mix products. Hybrid in the laundry and kitchen, timber in the living areas. You get the real timber where it counts and save where it doesn't.
  • Don't skip levelling. It's the one line item that decides whether your floor still looks and sounds good in ten years.

Frequently Asked Questions

How much does timber flooring cost per square metre in Perth?

In 2026, installed engineered timber in Perth typically costs $94 to $210 per square metre, and solid hardwood $125 to $295. Hybrid is cheaper at about $58 to $125 per square metre. Prep and removal are usually extra.

How much does it cost to install timber flooring in a 3-bedroom house in Perth?

For about 100 m² of engineered timber, expect roughly $9,400 to $21,000 for the flooring alone. Removing old tiles, levelling, skirting and stairs can add several thousand dollars more, depending on the condition of the slab.

Is hybrid flooring cheaper than timber?

Yes. Hybrid typically costs about $58 to $125 per square metre installed in Perth, compared with $94 to $210 for engineered timber. Removal and levelling costs are about the same for both.

How much does it cost to remove tiles before laying timber?

Removing glued tiles and adhesive in Perth typically costs $35 to $75 per square metre. The slab usually needs grinding afterwards to remove leftover adhesive before new flooring can be laid.

Does the price of timber flooring include skirting?

Not always. Skirting is often quoted separately, usually at $10 to $32 per linear metre supplied and installed. Check whether your quote includes skirting, trims and scotia.

How much does it cost to level a concrete floor for timber?

Subfloor levelling in Perth typically costs $32 to $94 per square metre where it's needed. Concrete grinding is often charged by the hour, at around $150 per hour.

How much do timber stairs cost in Perth?

Enclosed timber stair treads and risers typically cost around $280 per step installed in Perth. Open or feature staircases, custom nosings and landings are priced separately.

Why are some timber flooring quotes so much cheaper?

Cheaper quotes often leave out removal, levelling, skirting or moisture testing, or use a thinner wear layer. Ask for an itemised written quote and the product brand and specification so you can compare quotes fairly.

Is timber flooring worth the money?

For most owner-occupiers, yes. Timber floors last decades, can be sanded back and add appeal when you sell. Engineered timber in particular gives real timber at a lower cost than solid hardwood.

How do I get an accurate timber flooring quote in Perth?

Book an on-site measure. An accurate quote needs exact room sizes, a check of the existing floor and a moisture test on the slab. Nulook Timber Flooring offers this free, with a fixed written quote.
