Flooring in Perth's southern suburbs.
The southern suburbs split cleanly in two. West of the freeway you have Fremantle, Beaconsfield, South Fremantle and Hamilton Hill — older stock, often with original jarrah floorboards under carpet, and a real decision to make about whether to restore or replace.
East and south of that, Canning Vale through to Baldivis and Secret Harbour is slab-on-ground family housing, where the work looks much like the northern corridor: tile removal, slab preparation and a direct-stick engineered or hybrid floor through the living areas.
Coastal proximity is the variable people underestimate. Homes within a few streets of the water in Rockingham, Secret Harbour and South Fremantle carry higher and more variable humidity year-round, which pushes the recommendation toward engineered boards over solid in almost every case.

Old jarrah, new slabs, and salt air
If you have lifted a corner of the carpet in a Fremantle home and found jarrah underneath, it is worth a conversation before you commit to anything. Sometimes the boards are worth saving. Often they have been cut about for plumbing, patched with pine, or worn through at the doorways, and an overlay or a full replacement is the honest answer.
In the newer southern estates the questions are the same as anywhere on a slab — how flat is it, how wet is it, and how much tile has to come off first. The difference is that salt air and open-plan homes that spend half the year with the back doors open make stability a bigger factor in the board selection.

Do you work as far south as Mandurah?
Yes. Mandurah, Secret Harbour and Port Kennedy are all within our service area. For jobs at the far end we will usually consolidate the work into fewer, longer days on site.
I have original jarrah boards under carpet — should I keep them?
Possibly. We will lift a section and look at the thickness, the patching and the wear before giving you an answer. If they are sound, restoration is often the better value; if they are cut about, an overlay is more honest.
Is timber a bad idea near the coast?
Not at all — but engineered is the safer choice than solid within a few streets of the water, because the cross-bonded core handles the higher year-round humidity far better.
