Removal of Old Skirting
Existing skirting carefully removed where it is being replaced, with the wall left in a state your painter will not complain about.

Service
Supply, install and finish. Clean scribes, mitred corners and a straight line where the wall meets the floor — every time.
Overview
Skirting is the last five per cent of a flooring job and the first thing a visitor's eye lands on. Gappy scribes at the internal corners, mitres that have opened up, and a wavy line where the board follows every bump in the plaster will undermine a floor that cost twenty times as much.
We supply and install skirting in primed MDF profiles and in solid timber to match a floor, and we finish it properly — scribed into internal corners rather than mitred, mitred at externals, glued and pinned, filled and sanded ready for paint.
It is also the functional half of a timber floor. The expansion gap that a floating or direct-stick floor needs at every wall has to be covered, and skirting or scotia is what covers it. Getting the height and the profile right means the gap disappears without the skirting sitting on the floor and pinning it down.
What's Included
No line items appearing halfway through the job. This is the scope, quoted once, after we have seen the floor.
Existing skirting carefully removed where it is being replaced, with the wall left in a state your painter will not complain about.
Bullnose, colonial, half-splay, square-set and heritage profiles, sized to the ceiling height and the age of the house.
Internals scribed rather than mitred, because a scribed joint stays closed when the house moves and a mitred one does not.
Externals cut tight, glued and pinned so the corner stays sharp instead of opening into a visible line.
Nail holes and joins filled, sanded flush and left ready for the painter — not left for someone else to sort out.
Where existing skirting stays in place, scotia or quad covers the expansion gap neatly against the board.
How It Works
Profile, height and material chosen against the room, the ceiling height and the floor that is going in.
Old skirting removed where required, walls checked and any high spots dealt with before fixing.
Scribed internals, mitred externals, glued and pinned to a consistent line rather than to the wall's every wobble.
Joins and fixings filled, sanded flush and left clean and paint-ready.
Local Detail
Every timber and hybrid floor is installed with an expansion gap at the perimeter — typically ten to fifteen millimetres — so the boards can move seasonally without pushing against the walls. Cover that gap badly and you either see it, or worse, you pin the floor down and force it to buckle in the middle instead.
That is why we fit skirting after the floor and never fix it down onto the boards. The skirting is fixed to the wall, sitting just clear of the floor, so the floor can keep moving underneath it. It is a two-millimetre decision that decides whether the floor behaves for twenty years.

Questions
Either. We supply primed MDF profiles and solid timber to match your floor, or we will install a profile you have already bought — just confirm the quantity and profile with us before it is delivered.
Primed boards get installed, filled and sanded, then painted in place. You get a much cleaner result than pre-painting and then filling nail holes and joins over the top of finished paint.
No, we leave it filled, sanded and paint-ready. Painting is a separate trade and most clients already have a painter on site by that stage.
Yes. Where the skirting is in good condition and you do not want the walls disturbed, we fit scotia or quad to cover the expansion gap against the new floor instead.
Taller looks better in rooms with higher ceilings — 138 mm or 180 mm suits most modern Perth homes, while older homes with higher ceilings can carry more. We will suggest a height when we measure.
Because houses move. A mitred internal corner opens into a visible V-shaped gap as soon as anything shifts; a scribed joint has one board profiled over the face of the other, so it stays closed.
