Flooring in Perth's eastern suburbs & hills.
The hills and the eastern corridor are the part of Perth where you can still expect to find a suspended timber subfloor rather than a slab, particularly in Guildford, Bassendean, Darlington and the older parts of Kalamunda. That changes the job substantially — the questions become about joist spacing, movement, ventilation under the floor and whether the existing sheeting is worth laying over.
It also changes the climate. Kalamunda and Mundaring run several degrees cooler than the coast and hold more moisture in winter, while the Swan Valley flats get hotter and drier in summer than almost anywhere else in the metro. Both extremes are harder on a timber floor than a Scarborough apartment will ever be.
In the newer estates — Ellenbrook, High Wycombe, Forrestfield — it is slab-on-ground again and the work looks like the rest of the metro: strip out the tile, prepare the slab, lay engineered or hybrid through the living areas.

Timber subfloors and a cooler, wetter winter
A suspended timber subfloor is not a problem, but it is a different set of checks. We look for bounce between joists, cupped or loose sheeting, and whether there is enough subfloor ventilation, because a poorly ventilated underfloor space in the hills will feed moisture into the boards above it every winter.
Where the sheeting is sound, an engineered floor can go straight over it. Where it is not, a plywood overlay is usually cheaper and far more reliable than trying to level a moving subfloor with compound.

Do you come out to Kalamunda and Mundaring?
Yes. The hills are within our service area — we just plan the work in longer days on site rather than short ones, so the travel does not eat into your job.
My house has floorboards over joists, not a slab. Is that a problem?
Not at all, it is just a different preparation. We check for movement and cupping, re-fix or overlay the sheeting where needed, then lay over the top.
Is the hills climate hard on timber floors?
Cooler, wetter winters mean more seasonal movement than you get closer to the coast. Engineered boards handle it better than solid, and good subfloor ventilation matters more here than anywhere else in the metro.
