Cottesloe, Claremont, Nedlands and Subiaco — where the brief is usually a feature floor rather than a floor, and the detailing is what gets judged.

Overview

Flooring in Perth's western suburbs.

Western-suburbs work is different in kind, not just in budget. The homes are a mix of heavily renovated character stock and architect-designed new builds, and in both cases the floor is usually a design decision that the rest of the room has been built around.

That is where herringbone and chevron parquetry come in, and where wide-board engineered oak in a specific tone gets chosen off a sample that has been sitting on the kitchen bench for a month. The installation standard has to match: a true centre-line set-out, mitred borders, matching stair treads and thresholds detailed in timber rather than trim.

Renovations here also tend to be partial rather than whole-house, which makes transitions the hard part — a new floor meeting existing boards, an original hallway continuing into a new extension, or a level change at a threshold where the slab and the old timber subfloor do not agree.

Local Detail

Feature floors and difficult joins

The technical challenge in an older western-suburbs home is rarely the open plan area. It is the junction: where a 1920s jarrah hallway on joists meets a new slab-on-ground extension, and the two have to end up at the same finished height with a join you cannot feel underfoot.

Solving that is a preparation problem. Packing, plywood overlay, levelling compound and a considered threshold detail — planned before the boards are ordered, because the board thickness is one of the variables you get to use.

Questions

The things people actually ask.

Can you match a new floor to my existing boards?

We can get very close, and we will show you a physical sample against your existing floor before you commit. An exact match to aged jarrah or old-growth timber is rarely possible, so a deliberate threshold is often the better-looking answer.

Do you do herringbone in the western suburbs?

Frequently. It is the most requested pattern in Cottesloe, Claremont and Subiaco. We set it out from a true centre line and detail a mitred border where the room calls for one.

Can you work around an architect or builder?

Yes. We are used to working to a specified product and a set program, and we will flag any conflict between the specification and the substrate early rather than on the day.
