Timber Flooring Northern Suburbs
From Joondalup up through Butler, Alkimos and Yanchep — the corridor where most of our work is, and where most homes are new builds on a concrete slab.

Flooring in Perth's northern suburbs.
The northern corridor is where the bulk of Perth's new housing has gone up over the last decade, and it shows in the flooring work. Almost everything from Clarkson north is a post-2010 build on a waffle-pod or raft slab, usually handed over with tiles through the living areas and carpet everywhere else.
That combination points to one job more than any other: strip out the tile, grind and level the slab, and direct-stick an engineered board through the whole ground floor. It is the single most common project we quote north of the river, and our Butler job — nine rooms of engineered blackbutt — is a fair example of how it turns out.
New slabs come with their own consideration. A slab that is only a year or two old can still be giving up moisture, which is why we test rather than assume, and why a moisture barrier is a more common line item up here than it is in the established suburbs.
Local Detail
New builds, new slabs, and what that means
Two-storey homes are far more common in the northern estates than in older Perth suburbs, which means staircases come up in almost every conversation. A carpeted stair between two timber floors is the detail that most often gets left out of the original budget and then bothers people for years — we quote it with the floor so you can see the number up front.
Access is usually the easy part up here. Wide verges, driveways you can actually park a truck on, and homes that are often still empty at handover, which means we can strip, prep and lay in a continuous run rather than working around furniture.

Do you charge extra to come to Butler or Yanchep?
No. The northern corridor is our busiest area and travel is built into the quote, not added to it.
My house is a new build — can you lay straight over the slab?
Usually, after we test it. New slabs hold moisture longer than people expect, so we take an in-slab reading and install a moisture barrier if it comes back high. It is a day's work that prevents a floor failure.
Can you do the stairs as well as the floor?
Yes, and in a two-storey northern-suburbs home we would recommend quoting both together so the treads match the floor exactly.
