Service
Rigid-core, waterproof and built for busy households and heavy commercial traffic — the look of timber without the upkeep, laid fast and walked on the same day.
Overview
Hybrid flooring is the answer when the floor has to survive real life. A rigid stone-polymer or wood-polymer core, a printed timber-look decor layer and a tough wear coat — fully waterproof, dimensionally stable, and far more forgiving of dropped pans, dog claws and spilled drinks than any natural board.
It is the product we most often recommend for rentals and investment properties, family homes with young kids, wet areas and laundries, and commercial fit-outs where the floor needs to look good on opening day and still look acceptable three years later.
The installation is fast because most hybrid is a click-lock floating system with the acoustic underlay pre-attached. What it is not is forgiving of a bad subfloor — a rigid plank bridges dips rather than following them, so any hollow spot becomes a flex point and eventually a failed join. Preparation still matters.
What's Included
No line items appearing halfway through the job. This is the scope, quoted once, after we have seen the floor.
Decor, plank size, wear-layer thickness and acoustic rating matched to whether this is a family home, a rental or a shopfront.
Grinding and levelling to the flatness a rigid plank needs — the step most often skipped on a hybrid job, and the reason most of them fail.
Click-lock planks laid with the correct perimeter expansion and a staggered set-out that does not telegraph a pattern.
Laundries, entries and level changes detailed properly, with the right trim rather than a silicone bead.
Expansion gaps covered cleanly with new skirting or scotia rather than left visible at the wall.
Out-of-hours installation available where a shop, office or clinic cannot lose trading days.
How It Works
Measured on site with the existing floor and subfloor assessed, priced as one fixed number.
Old floor removed, slab ground and levelled to the flatness the planks require.
Planks laid with correct expansion, staggered joins and transitions detailed at every doorway.
Skirting or scotia fitted, floor cleaned, ready to walk on and load straight away.
Local Detail
Hybrid is at its best where a natural timber floor would be a liability. Rental properties where the floor has to survive tenants you will never meet. Family homes running open-plan from the kitchen through to the back door. Laundries, entries and second living areas that open onto a Perth backyard full of sand.
It is also the sensible product for an investor: the upfront cost sits below engineered timber, the installation is quicker, and a damaged plank in the middle of a floor can be replaced without recoating the whole room. What you give up is the genuine article — hybrid looks like timber, but it is not timber, and in the right light you can tell.

Questions
The plank itself is. Water will not swell or delaminate a rigid core the way it does laminate. What is not waterproof is the subfloor underneath it, so standing water still needs to be cleaned up rather than left to find the joins.
Laminate has a fibreboard core that swells when it gets wet. Flexible vinyl planks follow every dip in the subfloor. Hybrid uses a rigid waterproof core, so it resists water like vinyl and stays flat like laminate.
Most hybrid products come with acoustic underlay already bonded to the back of the plank. Where a building's acoustic requirements call for more — apartments especially — we install a separate rated underlay underneath.
Sometimes, if the tiles are sound, well bonded and the grout lines are narrow enough not to telegraph. More often we would still recommend removing them, because the finished floor height and the flatness both work against you.
One to three days for an average Perth home once the subfloor is prepared. It is the quickest product we install and you can put the furniture back the same day.
Yes, provided the product is specified with a commercial-rated wear layer. We install in shops, offices, clinics and salons, and we can work out of hours so you do not lose trading days.
