Overview

Solid Timber in Perth, done properly.

Solid pre-finished timber is exactly what it sounds like: a full-thickness hardwood board that arrives already coated, already cured and ready to lay. There is no sanding dust through the house, no coating smell for a week, and no waiting three days before anyone is allowed to walk on it.

The finish is also better than anything that can be achieved on site. Factory coatings are UV-cured in controlled conditions across multiple layers, which is why pre-finished boards typically carry a longer wear warranty than a site-applied polyurethane ever could.

Where it makes the most sense is character work: Australian species like blackbutt, spotted gum, jarrah and brushbox, where the colour movement and the grain are the whole point. We install over battens, plywood or a prepared slab depending on the build, and we do the strip-out, the preparation and the skirting with the same crew.

What's Included

Everything in the solid timber price.

No line items appearing halfway through the job. This is the scope, quoted once, after we have seen the floor.

01

Species & Grade Selection

Feature, standard or select grade in Australian hardwoods and oak, matched to how much natural character you actually want underfoot.

02

Subfloor Preparation

Slab grinding and levelling, or battens and plywood where the build calls for a timber subfloor.

03

Acclimatisation

Boards delivered ahead and left to settle, because solid timber cares far more about this than engineered does.

04

Secret-Nail or Direct-Stick

Fixed the way the board and the subfloor require, with the correct expansion allowance designed in from the first row.

05

Trims & Thresholds

Doorways, thresholds and level changes detailed in matching timber rather than a strip of aluminium.

06

Care Pack & Handover

The floor is cleaned, checked and handed over with the maintenance instructions that keep the warranty intact.

Local Detail

Solid timber and the WA climate

Solid boards move. That is not a fault, it is what timber does — it takes on moisture in a wet Perth winter and gives it up through a dry summer, and the board expands and contracts across its width as it does. A well-installed solid floor is designed around that movement with proper expansion allowance at the perimeter and a board width chosen to suit the conditions.

It is the reason we ask more questions about solid timber than any other product: how the house is oriented, whether there is reverse-cycle running most of the year, whether the room is a sealed box or opens onto a courtyard. Get those answers right and a solid floor will outlive the house. Get them wrong and you will see it in the joins by the second summer.

Questions

The things people actually ask.

What is the difference between solid and engineered timber?

A solid board is one piece of hardwood all the way through. An engineered board is a hardwood wear layer over a cross-bonded core. Solid can be sanded many more times; engineered is far more stable through humidity change and can be direct-stuck to a slab more readily.

Why pre-finished rather than sanding on site?

No dust through the house, no coating smell, no three-day lockout, and a factory-cured finish that is harder and more even than anything a site coat can achieve. The trade-off is that boards have a micro-bevel between them rather than a perfectly flat sanded plane.

Which Australian species should I choose?

Blackbutt for a light, even, contemporary look. Spotted gum for warmth and strong colour variation. Jarrah for deep red character, particularly in older Perth homes. Brushbox for a softer pinkish tone. We bring samples so you can see them in your own light.

Can solid timber go over a concrete slab?

Yes, either direct-stuck with the correct adhesive system or over a batten and plywood subfloor. The slab has to be properly ground, tested for moisture and, where required, sealed with a moisture barrier first.

How long before I can walk on it?

Same day. That is the main practical advantage of pre-finished over site-finished — there is no coating to cure, so the floor is finished the moment the last board is in.

Will the colour fade over time?

All timber changes colour with light exposure, and Australian species are particularly lively. Jarrah deepens, blackbutt ambers slightly. Rugs left in one place for a year will leave a visible outline, so move them occasionally in the first couple of years.
